9070 easement from May 2013 to July 2014: the HOA board installed zoysia grass on top of the perennial peanut in May 2013. The sprinkler system had been removed in the easement area after the perennial peanut had been established, around 2009.  The perennial peanut installed by the HOA board grew through the zoysia grass without any supplemental water.
